Who it’s for

⌂Owners of second, third and fourth homes who don’t live in the desert full time
▦Owners hiring a single specialty contractor directly, like a pool resurface, a landscape overhaul, exterior paint or an HVAC replacement, who want local oversight
⛨Owners who already hired a GC and want an independent, licensed set of eyes on their side of the table

The challenge of building from afar

When you’re managing a project from another city, the hard part isn’t making decisions, it’s having current, firsthand information to make them with. Schedules shift, details come up that need a quick answer, and vendors need someone to let them onto a gated property. In the desert, HOA rules and a summer that hits 115° add timing and material considerations of their own. An owner’s rep gives you a trusted person on site, so every decision you make is based on what’s actually happening.

Why This Works

We love contracting. It’s the industry we come from and the one we work in every day. Contractors often get a bad rap, but most do a really good job. Still, the role has some built-in tension: the same company that sets the price also judges the quality of its own work. An owner’s rep removes that tension by representing only you. Pricing and quality get an independent look, your contractor gets clear, timely answers, and together we deliver a higher-quality project.

What We Do: Construction Management on Your Side

Think of it as construction management on your side of the table. Your contractor builds the project; we look after your interests while it’s built.

◆

Daily site visits.

We walk the job in person, not by phone.

◆

Daily reports with photos.

Every day you get what got done, who was there, what’s next, and anything that needs your decision.

◆

Contractor selection.

Before you sign, we review bids, licenses, insurance and scope so you know who you’re hiring and what you’re actually buying.

◆

Access management.

We control who gets onto your property and when: subs, vendors, deliveries, inspectors, and HOA and gate coordination.

◆

Stage reviews and coordination.

At key milestones like layout, rough-in, waterproofing and finishes, we review progress with your contractor against the plans, so questions get resolved before the next phase starts.

◆

Preconstruction.

We review scope, plans, schedule and budget before the first crew arrives.

◆

Contract negotiation.

Clear scope, fair payment schedules and change-order terms that protect you.

◆

Closeout.

We build the punch list, chase it to completion, and make sure warranties, manuals and final lien releases are in your hands before final payment.

How it works

1

Call.

We talk about your home, your project and how often you’re in town.

2

Consultation.

We meet at the property and go over your plans, bids or existing contract.

3

Plan.

We put together a written proposal sized to your project: precon only, ongoing oversight, or both.

4

Oversight.

Site visits and daily photo reports start, and you approve decisions from wherever you are.

5

Closeout.

Punch list, paperwork, final walkthrough. You come back to a finished house.

Why me

I’ve spent more than 15 years in construction, a lot of it in New York City. In Manhattan, a job site shares a wall with your neighbor, a sidewalk with the public and a building with a co-op board. You learn site safety, sequencing and construction management on complicated projects with no room for error. I brought that discipline to the desert. I’m a licensed California contractor (Lic. #1156974), insured and bonded, so I understand the work from the builder’s side and can work well with your contractors. My role is simple: I represent you.

When an Owner’s Rep Makes Sense

1

1. Hiring a specialty contractor directly.

For a new deck, exterior paint on a large home, or a full desert landscape with irrigation and lighting, hiring the specialty contractor directly is often the smartest, most efficient choice, and we add the coordination and protection a general contractor would normally provide: site visits, photo updates, stage reviews with the contractor, access management, and a clear line of communication with the crew. Single-trade oversight starts at 10% of that trade’s contract.

2. You have a GC, and you want a second set of eyes.

Plenty of owners pair a great GC with an independent rep. We work alongside your contractor as your local point of contact. We walk the site, keep the work aligned with the plans and the contract, raise questions early while they’re easy to resolve, and give you clear, independent updates, including where the project stands against your GC’s schedule. That kind of early coordination often helps protect both your budget and your schedule.

3

3. Planning and HOA approvals.

Many homes in Palm Desert, Rancho Mirage, Indian Wells and across the Coachella Valley sit behind a gate with an architectural review committee. We help you plan scope and sequence, prepare for HOA submittals and meetings, and sort out work hours, contractor access and city permit requirements before anyone shows up.

4

4. Other consulting, when you just need an expert.

■ Bid review and leveling. We compare bids line by line so you’re comparing the same scope.
■ Contract and change-order review. We check that the price, scope and terms make sense before you sign.
■ Pre-project planning consultations. We map out scope, sequencing and the right trades before work begins.
■ Warranty and punch-list follow-up. We coordinate the final details and warranty items through to completion.

Owner’s Representation Pricing

“

“Often pays for itself in prevented change orders alone.”

An Investment That Protects Your Budget and Your Build

Owner’s representation often pays for itself over the life of a project. A careful contract review for scope completeness helps keep gaps from turning into extras later. Thoughtful evaluation of each change order helps you avoid the ones you don’t need. Steady coordination with your contractor helps keep rework and callbacks to a minimum. Just as important, it helps preserve the quality you’re paying for, so the finished home matches what you planned.

Every project is different, but here’s what owner’s representation typically runs. You’ll get a written quote after a free consultation.

FAQ

Do I need an owner’s rep if I already have a general contractor?+

Many of our clients do. Your GC builds the project and runs the schedule. We represent you on site, keeping the work aligned with your plans and contract, and giving you independent updates.

Can you oversee a project that doesn’t have a GC?+

Yes, when it’s a single specialty contractor, like a pool, landscaping, exterior paint or an HVAC swap. That’s single-trade oversight. If the project involves several trades, it’s a general contracting job, and we can take it on under a full construction contract.

What will I actually see while I’m away?+

A written report with photos every day we’re on site: progress, who was there, problems and decisions needed. You’ll never have to wonder what’s happening at your house.

Which areas do you cover?+

Palm Desert, Rancho Mirage, Indian Wells, and the rest of the Coachella Valley.

Are you licensed?+

Yes. California Contractor License #1156974, insured and bonded.

How is pricing structured?+

Single-trade oversight starts at 10% of that trade’s contract. Owner’s representation on a GC-managed project starts at 5% of construction cost. Precon, negotiation and closeout are quoted separately. Projects with several trades and no GC are handled as a full general contracting project with us. You’ll get exact numbers in writing after a free consultation.

I just need a one-time opinion. Do you do that?+

Yes. Bid leveling, contract and change-order reviews, pre-project planning and HOA consultations are all available as one-time consulting with a custom quote.

Be there without being there.
